It was a Saturday morning, and my clients Noah and Chanel texted me saying they planned on swinging by an open house that day. I looked up the listing and instantly knew they would love the house. I canceled my plans so I could accompany them, and sure enough, I was right - they were over the moon!
Noah and Chanel were "contingent" buyers, meaning they had to sell their current home in order to purchase their new one. With my coaching and guidance, we crafted a very strong offer (strengthening several terms other than price to compensate for their contingent status). We all celebrated when our offer was accepted despite multiple competing offers.
The problem was, so were several other buyers...

Due to their status as contingent buyers, we now had to tackle an extremely quick turnaround time on their property and list their house the following day to make sure we satisfied our side of the deal.
After just one weekend on the market, we received the dreaded "bump notice", which meant the seller of their dream home received an even stronger offer (the cash buyer strengthened their competing offer) and had the right to terminate our contract.
After hearing this news, we had 24 hours to get their contingent home sale moved to "PENDING" status. This meant we needed to hustle to get a maximum number of showings booked in a very short time period.
